Top three reasons to invest in Southern Peripheral Road, Gurgaon

Attracting the end-users and investors alike, the Southern Peripheral Road (SPR) in New Gurgaon is a crucial link between Faridabad-Gurgaon Road, Golf Course Extension Road, and Delhi-Gurgaon Expressway. Having a perfect concoction of residential and commercial properties, SPR is expected to steadily emerge as a posh housing cluster in the years to come. Listed below are some of the factors that make SPR one of the top localities for investment in Gurgaon.

Positioned as an up-market location, the 16 km-long Peripheral Road intersects Sohna Road at Badshahpur and links NH-8 to Golf Course Extension Road. A number of other factors such as well-developed infrastructure, adequate social amenities including world-class schools, hospitals, recreational centres, and advantageous proximity to prime commercial hubs of Gurgaon, have contributed incessantly in favour of SPR, making it an excellent upcoming residential hub.

Advantages of Southern Peripheral Road:

Connectivity:

Providing easy access to famed commercial hubs such as DLF Corporate Greens and developed regions of Gurgaon such as Cyber City, Udyog Vihar, and Golf Course Road, Southern Peripheral Road is a lucrative hub for residential and institutional developments. SPR is linked to the Dwarka Expressway through the National Peripheral Road (NPR) and extends seamless connectivity to the Golf Course Extension Road, NH-8, and the Gurgaon-Sohna Road. One can easily reach the prominent locales of Delhi, Faridabad and Gurgaon through Rajiv Chowk, Hero Honda Chowk, and NH-8 on SPR. Despite being the shortest corridor in Gurgaon, the 16 km road spans across 11 sectors, from 68 to 75A, connecting several parts of the city.

Distance from Airport: 28 km

Railway Station: 14 km

NH-48: 5 km

Sanjeev Singh, Owner, SKJ Properties, Gurgaon, says, “Proximity to Sohna Road is one of the major factors working in favour of SPR. Majority of the residentialCapture properties in this location are mid-segment, comprising of 2 BHK and 3 BHK configurations. The prices may vary from Rs 75 lakh to Rs 1.15 crore. But, there are affordable projects, too. Given the factors working in favour of SPR, several prominent developers such as Tata, DLF, and M3M have already marked their presence in this locality. Brimmed with adequate social amenities, SPR is expected to fetch good returns on investment, in the times to come.”

Affordable prices and presence of premium projects: Out of the eleven sectors falling along the Southern Peripheral Road, around six are purely residential. These are Sectors 69, 70, 70A, 71, 72 and 73. The properties in this region are priced much lower in comparison to the projects in Sohna Road and the Golf Course Extension Road. According to the data available with 99acres.com, residential units in SPR are available for Rs 5,300-Rs 6,100 per sq ft. The rental rates here hover between Rs 19,000-Rs 21,000 per month for a 2 BHK flat and Rs 18,000-Rs 23,000 per month for a 3 BHK flat. Owing to the presence of several luxurious and ultra-luxurious projects comprising of 3 BHK and 4 BHK apartments, the SPR belt is touted to become a premium residential hub in future.

Pankaj Kumar, Executive, San Realty, Gurgaon, avers, “Owing to massive development over the past few years, property prices along SPR have witnessed a steady appreciation. Investment in properties along SPR is bound to give good returns in the coming years. The investment can even double in the next three years. At present, a 1 BHK apartment in this region is available for Rs 30 lakh.”

Plans for the future:

Extension of the Metro’s Yellow Line, extending the SPR to a six-lane expressway and further linking it to the Gurgaon-Faridabad Road are some of the major infrastructure projects planned across SPR as per the New Gurgaon-Sohna Master Plan 2031. Post the completion of the said projects, SPR will provide excellent connectivity to the Golf Course Extension Road. Altogether, the upcoming plans for SPR promise a bright future ahead.

With fast-paced development and ample investment options, the demand for residential units along SPR is expected to witness positive growth trajectory in future. A number of new projects are also likely to be launched in this area. The upcoming developments, along with multiple factors, as mentioned here above, will definitely lead to a manifold increase in the housing demand along SPR.
