Golf Course Extension Road is located about half an hour from IGI airport by road and is well connected to South Delhi, Sohna Road, NH-8 and Gurgaon-Faridabad Expressway. It serves as the connecting road between the plush Golf Course Road and Sohna Road. Mostly considered by the high-end population of Gurgaon, this locality enjoys wide and smooth roads. As for social infrastructure, a number of schools and hospitals are situated near the locality such as Amity School, DPS, Scottish High among others.
Sohna road is well connected to NH-8 and Golf Course Extension Road. The limitation for the locality has been that the 7-km-long stretch between Rajiv Chowk and Badshahpur is damaged and not equipped as per the traffic load of this locality. Experts attribute faulty design and specification of Sohna Road to this limitation.
As for social infrastructure, the area boasts of several malls such as Liberation Mall, Omaxe Mall and Omaxe House, Home Mall, R-Mall, 9X and ILD. Sohna road has majorly promoted the ‘walk to work’ culture with several companies launching office spaces opposite reputed residential projects. Some of these groups include Spaze, Vipul, Orchid, Bestech, ILD, Vatika and JMD who have commercial space in Sohna Road. Accessibility to schools here is not as good as Golf Course Ext Rd, as most schools are at a distance of 10 kms at least. Some of them are GD Goenka, Pathways, and Ryan International. Vedanta is a famous hospital in the periphery in Sector 39.
Golf Course Ext Rd is well connected to NH-8, IGI Airport, Gurgaon-Faridabad Road, Sector 55 and 56, Golf Course Rd and the major office hubs in Gurgaon. Sohna Road, on the other hand enjoys good connectivity to NH-8 and Golf Course Extension Road. From the Hero Honda Chowk side, the locality is also connected to Manesar, old Gurgaon including Sector 14 and Palam Vihar.
Most of the new projects in Golf Course Ext Rd cater to the high-end crowd of Gurgaon with luxury projects from developers such as DLF, Ansal API, M3M, Pioneer Group, Emaar MGF, Tata Housing and IREO among others. Sectors 55 and 56 along the Golf Course Ext Rd host large number of Cooperative Group Housing Societies. Developers here are known for building golf-themed apartments, luxury villas and penthouses.
Most of the new projects in Sohna Road offer mixed-use development. There is a mix of residential, office and retail space by developers here. These include Tulip Group, Unitech and Ansal API among others.

The townships that are coming up on Golf Course Ext Rd are luxurious in nature, commanding premium values. Proximity to Golf Course Road is another reason for higher prices as compared to Sohna Road. The ongoing capital values on Golf Course Ext Rd are from Rs 9,500-12,000 per sq ft while residential values in Sohna Road range from Rs 8,400-11,000 per sq ft. The difference in these values is attributed only to the type of residential housing and the proximity to main Gurgaon.
While Golf Course Ext Road has witnessed an appreciation of 26 per cent in the January-March 2015 quarter compared to the same quarter a year ago, Sohna Road saw a rise of 28 per cent in the same period.
The proximity to developed Gurgaon, top companies and booming entertainment options closer to Golf Course Ext Rd makes it a more attractive destination for tenants. However, the comparatively affordable rental values in Sohna Road is propelling demand for 2 and 3BHKs.

One of the breakthrough infrastructure developments planned along the Golf Course Ext Rd and Sohna Rd is the Southern Peripheral Road (SPR), which is a 16 km long road connecting Golf Course Ext Rd to NH 8 and intersecting Sohna Road at Badshahpur. The New Gurgaon-Sohna Master Plan 2031 aims to develop major connectivity points on SPR like metro connectivity, link to Gurgaon-Faridabad Road as well as extension of the road into a six-lane Expressway. These developments highlight that the future of both these localities is very bright. In addition, the Delhi Mumbai Industrial Corridor (DMIC) will also be close to the Golf Course Ext Rd. Experts believe that this will further spike the capital values.
