Builders form consortium to push Sohna urban plan

Some of the member developers of Confederation of Real Estate Developers’ Associations of India (CREDAI) have formed a consortium to push infrastructure development in sectors earmarked for Sohna urban development plan.

Terming this upcoming township along Sohna Road as ‘South of Gurgaon’, the CREDAI, which has 11,500 members, has claimed that Sohna is going to be one of the most habitable and affordable residential areas in the NCR.

The biggest of all infrastructure development includes the proposed construction of a new link between Gurgaon city and Sohna urban township through Sector 63. This link is likely to reduce the distance between the two cities from 20 to 10 km.

The National Highways Authority of India has already announced construction of a flyover on Sohna Road in Badshahpur region.

Eleven developers of NCR — Supertech Limited, Ashiana Homes, Ashiana Housing, Central Park, Eldeco, ILD, CHD Developers, Silverglades, MKS Ventures, Gold Souk and Nimai Developers — have joined hands to develop ‘South of Gurgaon’ as a prime, yet affordable real estate destination that is a mere 18-20 km from Gurgaon.

Director of Ashiana Homes Rohit Raj Modi said the models of transferable development rights (TDR) coupled with unique provisions will do away with the tough task of compulsory land acquisition by the government. “The policy enables small land owners to voluntarily monetise their land by participating in the entire process of licensing, real estate development, marketing and sale of their TDRs. This will offer a big push to the laying of infrastructure such as roads, sewerage and drainage lines and other community services in Sohna,” Modi said.

Around 5,000 acres of land will be developed into residential areas along with 2,600 acres developed as green and open spaces over a period of time.

Director of Supertech Mohit Arora said in Sohna, development licences had been issued for the construction of around 65,000 houses in plotted and high-rise modes on about 700 acres in all 38 sectors. Infrastructure was an urgent requirement as the developers had already started construction. Supertech is developing a township on around 140 acres in Sohna, Arora said.

“The consortium will work closely with the state government to push for infrastructure development,” Arora said.

Sohna urban development plan is located amidst the Aravalli Hills. The area already has prominent educational institutions, hotels, healthcare facilities and retail outlets.
